Reality Check - $50
Our "Reality Check" is
comprised of 3 individual assessments, each of which are
designed to help you take a look at the big picture and
determine if self-managing your vacation home is a good "fit"
for you.
Property - Identifies the attributes of your property
listing the basics and the amenities
offered.
Financial - Identifies the
majority of costs associated with the start up and maintenance
of your vacation rental home. We
DO NOT ask you to divulge your private financial
information. We help you complete this worksheet, which
you then use as a tool to determine how it fits into your
personal budget.
Personal - Examines what will be required of you, the owner, on
a continuous basis in order to run and maintain a successful
vacation rental business. We will look at the amount of
personal time it will require and factor in your unique skill
levels related to computer proficiency, record keeping and
administration.
Upon completion,
these assessments will provide you with a much clearer picture of what running a vacation rental business will
mean for you and your family. Every prospective owner owes it to themselves to begin with this step to ensure they
honestly weigh the advantages and disadvantages of starting a vacation
home rental business before they commit to the process.
Includes 3 on-line worksheets (Property,
Financial, Personal) to be completed by owner PLUS up to 1 hour of personal

Market Research/Price Evaluation - $75
What price will your home
bring in your local vacation rental market?
We work with you to
determine exactly what you want to provide for guests. We
take your home/property assessment and perform competition
analysis and pricing evaluation based on your home's
attributes and the guest amenities you plan to provide versus what the local market is
currently offering. Our comparables report will be
prepared specifically for your property and will consist of no less than 7 comparable rental properties.
You can use it as a tool to formulate your own pricing structure and
determine where your home fits into the market.
Includes written comparables report PLUS up to 1 hour personal
consultation. Discussion topics: various pricing models,
seasonal rates, guest discounts/incentives, security deposits,
referral discounts, minimum stay requirements, pet policy,
cancellation policy and more.
Rental
Management/Administrative Guide – $75
Printed guide addressing standard
rental business practices, guest inquiries,
deposits/payments/refunds, banking practices,
calendar management,
collecting and paying sales tax, and all other
procedural tasks. This
comprehensive guide will identify step-by-step procedures for
handling your rentals from guest inquiry through deposit return. It is filled with tools and insider hints to
help you avoid the potential pitfalls of any first-year rental
business.
We also include comprehensive,
easy-to-use business forms and spreadsheets created in
Microsoft Word and Excel formats to organize and tracks
guests, payments, receipts, expenses and purchases.
We provide the templates
and you tailor them to fit your personal data*.

Renter's Handbook
- 
This is a manual that we develop with you to
address all the use and care of the items in
your home or on your rental property.
Every property is unique and your Renter's
Handbook will contain instructions such as
operation of appliances, circuit breaker
location, where the first aid kit is located;
all the details guests may need to have or
reference while staying in your home. For
example, our home has a
central vacuum system, so we share the location
of the hose/attachments and outlet locations.
We also utilize printed placards to provide
necessary guest advice. For example, we
have a septic system with a light indicator
inside the house. We have a printed
placard placed next to the light that reads, "If
lit, please call 555-5555 immediately".
Local Area Guide/Welcome Folder
- 
This is a gem and a little value-added item
you can provide your guests that they'll really
appreciate. It contains pertinent
information such as where the nearest grocery
store, farm market, liquor store, urgent care
facility, and churches are in your area.
We prepare individual folders you can give to
each groups of guests that contains brochures
(obtained from your local chamber of commerce or
visitor's bureau), maps, coupons, and
information about local happenings, events,
major nearby attractions and services as well.
We've had great feedback from taking the time to
provide this little "extra".
Each document (Handbook and Guide) includes
20 printed copies and a soft copy PDF file.
Renter's Handbook includes
up to 6 custom printed placards of your choosing
for placement in your rental home where specific
instructions may need to be visible.

each.
Marketing
Materials - $150
We all have a personal network and you should
put yours to work for you!We can create
personalized marketing
materials for you to promote your new rental.
We can design a one page, 2-sided color
brochure, coordinating business cards and a
suggested letter of introduction for you to send
out to your friends, family and acquaintances.
There's no better way to start your marketing
campaign than by getting the word out to your
personal network.
It's a relatively low cost form of advertising
and you may be surprised at the results you get.
Upon your final approval of copy, we provide you
with 12 color brochures and 30 business cards
plus a soft PDF copy on CD. Additional
printing, mailing and list generation
services are available at an additional cost
upon request.
We HIGHLY recommend that you purchase a listing on at least one
of these sites each year to give your property exposure on the internet. 95% of rental
inquiries will come from the internet.

vacation listings. We have gotten over 6,000 hits per year on just this site alone.
The benefits from having this type of service far outweigh the
cost. We
can develop your listing for you highlighting what
makes your property special or you can do it yourself.
If we initiate the listing, we'll show you how to maintain and update the listing
going forward.

listing itself, which averages between $158 to $250 per

We have a proven track record of developing rental

images and property assessment, we'll design a website
similar to our own
and customize it
using your home's attributes. While a personal
website is not required for your vacation rental
business, we do feel it has greatly increased our own
bookings. It is a great backup to any rental web
listing allowing you the flexibility to display even
more pictures and descriptions of your property. We've had several guests comment about
how much they like our site and the amount of detail we
provide. It allows guests a window to see more of
what a home actually has to offer and makes them
comfortable with their choice of vacation home
accommodations.

Website Hosting - (Available

Once your website is
built, we can take it "live" for you. We upload to
a domain name of
your choosing and help you maintain your site. You
will enjoy reliable service with web mail access that
allows you to browse your e-mail from any computer.
A user-friendly interface allows you to customize your
e-mail account. You can forward all mail directly
to your regular, personal account so that you don't have
to monitor multiple accounts at the same time.
There's a great auto-responder feature that allows you
to alert people when you are away from the office.
We'll suggest set-up tips and walk you through the
start-up process.
Includes 5,000
MB Disk Space, 200 GB Data Transfer and up to 200 E-mail
accounts AND up to 1 hour personal consultation to get
your site properly set-up and running.
We make house calls! We
will
visit your property and meet
with you and discuss how to best outfit
and prepare it for guests.
We'll recommend options for
amenities, staples, suggest items to
include or remove, supply items you might wish to
provide, outdoor furnishings,
and give you ideas of where to get
your best values.
We can be inclusive of
everything from the linens on
the beds to the grease jar under
the sink, providing suggestions
for even the little things that
can end up saving big headaches
later on.
